JOB PURPOSE

Ensure proper O&M of Mechanical systems (HVAC, Fire Detection & Protection, PHE and BMS), there-by improving system stability & reducing energy consumption, performing Shift duties, apart from certifications compliance – Energy Management System (ISO – 500001). LEED, CDM, ISO-140001.

Key Performance Indicators (KPIs)

Contract and SLA Monitoring

Monitor HVAC, Fire Detection & Protection, PHE, and BMS systems for serviceability, preventive maintenance, and adherence to defined SLAs.Track contractor performance on parameters such as response time, equipment testing, tool availability, and stock of spares and consumables.Perform periodic compliance reviews to ensure documentation of service records and adherence to equipment uptime requirements.Conduct quality checks and audits against service contracts for SLA adherence.SLA adherence across all MEP systemsNumber of SLA deviations reported per month% compliance in spare/tools/consumables availability% planned preventive maintenance completed on time

Asset Management and Operational Efficiency

Prepare BOQs, specifications, and standard makes for procurement and project execution.Plan and monitor CAPEX/OPEX activities along with execution quality and compliance to approved budgets.Identify root causes of recurrent issues and implement CAPA to minimize repetitive complaints.Track and report reduction in complaints, focusing on trend analysis and first-time resolution rates.% reduction in repetitive complaints (YoY or MoM)Number of CAPA implemented per quarterCAPEX/OPEX budget adherence (% deviation)Average time to resolve root cause issues

Energy and Water Efficiency Monitoring

Experience of at least 3 – 5 years for BE/B.Tech. with relevant experience in Mechanical Systems, specifically in HVAC High Side(Chillers, Cooling Towers, Pumps, etc.) along with Fire Detection & Protection, PHE and HVAC low side.Experience of at least 5 – 8 years for 3Yrs. Engg. Diploma. with relevant experience in Mechanical Systems, specifically in HVAC High Side(Chillers, Cooling Towers, Pumps, etc.) along with Fire Detection & Protection, PHE and HVAC low side. Good Communications skills
