Assistant General Manager Design

AGM-Design shall be responsible for Building projects across Aerocity thereby responsible for Design Management, Procurement support & Construction support with high level of operational efficiency, without compromising on Corporate vision, business objectives, design intent, safety, quality, time & cost. The incumbent must align with the corporate development strategy on real estate development, while running feasibility studies to support it. The position will report into the VP& Head Design and will work in close coordination with Business team, Brand Operators, Project team, Procurement team. The PMCs and external consultant appointed for the designated projects shall report to the this position.

Role & responsibilities

Design Management :

Overviewing Design conceptualization, detailing and delivery for multiple projects.

Assist in Concept design finalization.

Responsible for Finalization of Approval packages, Design Development and Tender documentation.

Detailed review of design documentation to ensure adherence to design brief, Concept design, completeness, interfacing with other internal and external stakeholders.

Ability to optimize design and present alternate creative, innovative & cost effective design solutions without affecting design intent.

Value Engineering

Procurement Management:

Coordinate and assist procurement team with Technical and Commercial inputs in tendering, vendor evaluation and vendor finalization.

Construction Management

Regular Site Visits for assessing the issues and review on-going work; Quality Compliance; RFI resolution in a timely manner

Attending site coordination meetings and addressing queries pertaining to design, drawings, specifications, coordination issues, materials etc. raised by the construction team or respective contractors.

Design Change Management as per standard process.

Approving Sample Boards/Mock ups with involvement of Head Design for critical areas.

Project Feasibilities

Carrying out project feasibility studies including Site Analysis, code implication, development program, test fits, case studies & project brief.

Provide assistance in leasing & monetization of assets.

Documentation and reporting

Ensure proper documentation, progress and financial reporting in all aspects for self and team

Provide necessary information/ data

Quality improvement

Push for improving project implementations as per master development plan etc.

Constantly push for excellence and innovation, systems and processes & new technology implementation in Projects.

To ensure that there are checks and balances for process driven organization.

Interface management

Guide, direct and advise for Interface resolution with Civil/Structures/IT/Connectivity/Airport projects.

Management Reporting

Responsible for publishing MIS and Project development reports for Sr. Management.

Making project specific presentations to Sr. Management as and when required.

Stakeholder Management

Maintain good synergy with projects stakeholders including operations team and Airport teams to provide/receive timely inputs and reports, including risk associated & business impact on critical works.

Conflict resolution as and when required.

Appointment of external consultants/specialists-

defining the WBS for the design packages

Shortlisting the specialist consultants

Conducting pre-qualification of prospective consultants and their interviews

Finalizing the scope of work under all disciplines

Raising of purchase requisition, Technical evaluation of proposals received and assist in award of work.

Preferred candidate profile - B Arch / M. Arch ( M. Arch is desirable)

12-15 years of experience with a large real estate firm / multidisciplinary design firm/ architectural firm and having experience of large commercial offices, hospitality, Retail projects, master plan projects.

Experience in architecture, interior design and project management, across residential, commercial, retail, hospitality, education as well as large masterplans / townships.

Development of Concept Designs for large building projects & Master Planning projects with International Architects.

Detailed technical knowledge of development of large building projects & Master Planning projects.

Having in-depth knowledge of architecture and good knowledge of Master planning, Infrastructure, MEP, landscape, structural design, traffic simulations, energy simulations, sustainability, smart building technologies, smart cities, security and other building projects/master plan related disciplines.

Expertise in building bye-laws & Building plan approval process. In depth knowledge of National building code and good knowledge of other relevant planning & building codes.

Ability to handle design management for multiple projects.

Well versed in Softwares like ACAD, Sketch up, Photoshop, MS Word, MS Excel, Powerpoint etc. and fair knowledge of Revit.

Expertise in running architectural feasibility studies and test fits for new projects.
