Job Summary
Rentomojo is looking for an Expansion Manager - Retail to find, negotiate and lock the properties that Rentomojo's next retail stores open in. This is a field-first, full-cycle role - scouting footfall-driven locations across Tier 1 and Tier 2 cities, negotiating rent, deposit and fitout terms, closing the agreement with legal, and handing over a ready site to the Design & Projects team. The ideal candidate brings strong commercial instinct, a genuine feel for what makes a high-footfall location work, and is comfortable travelling to PAN India at short notice, with all travel and accommodation costs borne by the company.
Responsibilities and Ownership
Site sourcing & market mapping
Identify and shortlist high-footfall locations across Tier 1 and Tier 2 cities.
Carry out catchment studies - footfall pattern, customer profile, accessibility, parking and visibility.
Map competitor and anchor-brand presence in the surrounding micro-market.
Build and maintain a network of brokers, channel partners, mall leasing teams and landlords.
Commercial negotiation
Negotiate rent, security deposit, fitout contribution, CAM, lock-in period, rent escalation, rent-free period and exit terms.
Benchmark quoted rentals against prevailing market rates for the micro-market before committing.
Negotiate the condition in which the property is handed over, and get landlord scope agreed in writing.
Build the site-level commercial case - rent-to-revenue expectation, total cost of entry and payback.
Legal & documentation
Coordinate with the legal team on LOI, leave & license and long-term lease agreements.
Understand and flag the clauses that matter - lock-in, escalation, deposit refund, maintenance liability, termination and renewal.
Complete title and ownership document checks, agreement registration and stamp duty formalities.
Support statutory approvals - trade license, signage NOC, fire and civic clearances.
Handover, coordination & reporting
Hand the site over to the Design & Projects team with a documented condition checklist.
Track the expansion pipeline from lead to handover and keep the launch calendar current.
Publish weekly MIS on pipeline, cost per site, negotiation status and timelines.
Validate landlord rent invoices, deposit entries and GST details before payment release.
Preferred Qualifications
Graduate; working knowledge of Tier 1 and Tier 2 city retail locations, with a real sense of what drives footfall.
Proven strength in negotiating rent, deposit, fitout and handover terms with landlords and developers.
Sound understanding of rent and lease agreements, including long-term shop leases and their key clauses.
English and Hindi mandatory; additional Indian languages (Kannada, Tamil, Telugu, Marathi, Bengali or others) strongly preferred given the PAN India coverage.
Strong Excel skills and the ability to build clean, decision-ready reports and trackers.
Comfort using AI tools to cut manual effort in market research, rate comparison, documentation and reporting.
Willing and able to travel PAN India at short notice.
Added advantage: basic accounting knowledge (invoices, GST, CGST, SGST, IGST and TDS on rent).
Added advantage: prior experience in retail, QSR, or organised chain expansion.
Added advantage: existing landlord, broker or mall leasing relationships across multiple cities.
Added advantage: exposure to store P&L or site-level feasibility modelling.
