Job Summary
The primary responsibility of the CREVendorManager is todevelopandmaintainvendormanagementgovernance, policy,toolsand standards to enable effective and efficient vendor management in CRE (Corporate Real Estate). The CRE Vendor Manager will be the main interface between Equinix CRE and the vendors supporting CRE and manage vendor relationships with the top 20 vendors.
This roleis based inWarsaw/Amsterdam or Bangaloreoffice. There will be daily contact withAMERoperations team.

Responsibilities
Opportunity Development
Collect, sort, categorize, aggregate and identify patterns and differentiating attributes of officespendacross functions to influence resourcing decisions and drive economies of scale
Analyze scope and service provision to standardize service delivery and customer experience
Collate across geographies or categories to deliver savings, improved terms, fewer vendors, and higher quality products and services
Policy, Compliance and Risk Management
Supports the development and maintenance of standard Vendor Management operating policies and procedures,toolsand templates to ensure compliance and sourcing excellence
Acts as change agent for any compliance or new policy rollouts, including training andcommunications to the function
Ensures CREs adherence to company risk standards
Liaise with the Equinix CRE Business contract manager, Equinix Legal and the vendor to negotiate and reach agreement on contractual terms and conditions and agreement amendments
Uses all ofappropriate contractingtemplates
Uses tools to prove, track and report compliance
Compiles and manages CRE vendor database (to includekey dates, contract status and spend)
ChangeManagementand Communication
Manages communication andvendor managementtraining program forCREW
Creates high quality and compelling presentations to communicate the Vendor Management priorities and processes
Constructsaction proposals based on analysis of relevant data
Maintains relationship with Regional Procurement where vendors are shared between Ops and CRE
Adheres to Equinix Generative AI guidelines in deploying artificial intelligence resources for pattern recognition, workflow enhancement, and other common tasks as a way to augment, and not substitute, the Vendor Managers original work product.
Metrics
Works with vendors to jointly design, develop, install and track key performance indicators (KPIs) to effectively measure, manage, and visually show the impact and value of the vendors products and services to CRE
Manages the standard definition and computational methodology of all Procurement KPIs/metrics
Manages the process and system to accurately collect, normalize and calculate all metrics by region,commodityor cost center organization
Supports the development and maintenance of processes and systems to easily gather andmaintainsavings pipelines by region,commodityor cost center organization
Ensures data integrity and accurate measurement of savings as defined by Finance and Procurement standards
Supports the coordination of CRE participation in benchmarking studies in conjunction with FPA
Compares the performance of key CRE vendors as measured against the best-in-class services provided to other organizations and advises on improvement opportunities and the incremental cost and benefit of making a change.
Supplier Management
Ensures vendor performance is consistent with agreed contract parameters
Acts as Category Manager forgivencategories, approving/declining requests for new vendors within these categories
Reviews and validates invoices and manages purchase orders POs and payments for top 20 vendors
Ensures all vendors who perform Medium andHigh-riskwork are aware of the RAMS and PTW proceduresrequired
Participatesin key suppliers'' quarterly business reviews (QBRs),integrating KPIs into QBRs to drive continuous improvement
Leadscontractlifecyclegovernance (renewals,renegotiations)for top 20vendors
Managescorrectiveactions andimprovement plansforunderperformingvendors
At the request of the Sourcing/Procurement function, the vendor manager will participate in and contribute to the planning, creation, documentation, and launching of RFIs (requests for information) and RFPs (requests to proposals) for key commodities
Reads, evaluates, and identifies anomalies in vendor invoices, accompanying income statements, and other financial reports used by the vendor to determine its bill amount
At the request of the Sourcing/Procurement function, the vendor manager will participate in and contribute to RFP proposal review and bid-leveling processes supporting a given sourcing event
At the request of the Sourcing/Procurement function, the vendor manager will participate in and contribute to pre-award negotiations, dispute resolution negotiations and contract amendment negotiations
Sustainable Procurement
Engage suppliersrepresenting66% of Equinix supplier base to set their own carbon emission reduction targets by year-end, 2026and to reduce absolute emissions from fuel and gas activities by 50% by 2030 from a 2019 baseline year
Qualifications
A business degree in general business administration, finance, procurement and supply chain management, economics, or a relevant and related subject
A demonstrated understanding of the economics of business, how commercial businesses operate, generate income, and incur expenses.
Demonstrated experience developing and installing business performance measurements such as key performance indicators (KPIs), efficiency goals, financial performance metrics, and other similar targets
Proven experience leading or co-leading the contract negotiation of a large supply agreement
Proficient in English Language (written and spoken)
Experience in either an outsourced or inhouse Facilities Management department
Proven years of experience as a working operative in a procurement, sourcing, or similar supply chain management role
Experience with collecting, validating, normalizing, and organizing data to support decision-making
Verifiable ability to interpret, analyze, and diagnose disparate data elements to draw conclusions and/or identify patterns for use in trend analysis and mapping
Prior experience actively engaging and working with global residents of non-home countries (physical engagement is preferred however virtual engagement is acceptable)
Ability to independently develop and manage resources and programs
Demonstrated experience managing conflict, communicating requirements during contestable negotiations with vendors, and resolving tense disputes
Effective communication skills timelydelivery of professional communications to vendors, customers and team members
Experience with supply chain and spend management platforms such as Coupa, SAP Ariba, and NetSuite
