Job SummaryThe AVP / VP, Portfolio Management supports the overall performance, value creation and long‑term sustainability of CapitaLand India Trust’s (CLINT) portfolio. The role assists in developing and implementing portfolio strategies, monitoring asset performance, driving income growth, and supporting cross‑functional collaboration across leasing, asset management, finance, and project teams.This position is suitable for an experienced real estate professional with strong analytical capability, operational understanding, and the ability to translate portfolio insights into actionable plans.
Key Responsibilities1. Portfolio Strategy & PerformanceSupport formulation and execution of portfolio strategies to improve occupancy, rental income, and asset value.Track and report asset‑level performance against approved business plans.Identify uplift opportunities including AEIs, capex projects, and potential repositioning initiatives.Monitor key KPIs such as INPI, leasing velocity, occupancy and retention ratios.
2. Business Planning & Financial ManagementAssist in annual business planning, budgeting, and forecasting for the portfolio.Review income, operating costs and cash‑flow performance; highlight variances and propose corrective actions.Work with Finance and Investment teams on valuations, refinancing support, and fund performance analysis.Evaluate ROI of capex proposals to ensure prudent allocation of funds.
3. Market Intelligence & InsightsTrack commercial office market trends, occupier movements, and competitive landscape.Prepare portfolio insights and analytics for management, investor reporting, and board presentations.Identify emerging risks and growth opportunities within the portfolio.
4. Stakeholder & Cross‑Functional CollaborationPartner with City Heads, Property Management, Leasing, and Project teams to align on portfolio objectives.Liaise with external stakeholders including tenants, brokers, consultants, and valuers.Support periodic portfolio reviews with fund managers and senior leadership.
5. Governance, Processes & ESGEnsure compliance with governance frameworks, reporting standards, and internal controls.Support sustainability and ESG initiatives across assets, ensuring alignment with CLINT’s sustainability roadmap.Contribute to consistent performance tracking and documentation across the portfolio.
Pre‑RequisitesBachelor’s degree in business, Finance, Real Estate, Engineering, or related discipline.10–15 years of experience in real estate asset or portfolio management (commercial / office preferred).Strong analytical and financial modelling skills; familiarity with REIT or institutional investment structures is an advantage.Good understanding of leasing, asset valuation, and operating performance metrics.Ability to work with cross‑functional teams, influence stakeholders, and drive execution.Strong communication, presentation, and problem‑solving skills.Commercial mindset with attention to risk management and long‑term value.
